• How do I make a booking?

  Fill out the online inquiry form on the Britanya Home website. We will contact you with the best available options. To confirm a booking, complete the booking form, sign the tenancy agreement, and pay the required holding deposit.

• Can I book accommodation or rent a private apartment in any UK city?

  Britanya Home provides services in various cities, including London, Manchester, Birmingham, Leicester, Cardiff, Edinburgh, Nottingham, Bristol, Cambridge, Leeds, Newcastle, and Sheffield.

• Who can use Britanya Home services?

  In the UK, everyone has the right to rent a private apartment. Student accommodations are available to full-time students enrolled at a UK university or those attending short-term language courses. To book a room, you must be at least 18 years old.

• What is the minimum rental period?

  For Student Accommodation You can book for a minimum of 4 weeks and up to 51 weeks, covering a full academic year. In addition, for rent a private apartment or flat you can rent for a 1 month and up to 3 years, covering your visa period.

• How much is the booking fee, and what happens to it?

  Britanya Home does not charge a booking fee. However, a holding deposit is required to secure your accommodation. The holding deposit is deducted from your first rent payment.

• What deposit do I need to pay, and is it protected?

  A security deposit (usually equal to 5 weeks’ rent for private apartments) is required. For assured shorthold tenancies (ASTs), the deposit is protected under a government-backed Tenancy Deposit Scheme (TDS) and is refundable at the end of your tenancy, subject to property conditions.

• What payment options are available?

  We offer different payment plans: • Full payment upfront • Instalment payments (available for students with a UK guarantor; additional charges may apply)

• When will I receive my Tenancy Agreement?

  You will receive your tenancy agreement after paying the holding deposit. It must be signed before moving in.

• What is the cancellation policy?

  • You can cancel if you fail to secure a student visa, subject to providing official proof. • Britanya Home may cancel a booking if payment and agreements are not received within the specified timeframe. • Full details of the cancellation policy are in your tenancy agreement.

• Can Britanya Home arrange airport pickup?

  Yes, we can arrange airport transfers. This service must be booked in advance, and fees will apply.

• What documents are required upon arrival?

  You must present: • Valid ID/passport • Booking confirmation letter • Visa confirmation (if applicable) • Right To Rent Share Code

• Is there parking available?

  For Rental Apartments you may have parking permission, but our student accommodations do not offer private parking, but short-term parking may be arranged for move-in days.

• Do you provide bedding & kitchen utensils?

  Bedding and kitchen packs are available at an additional cost. You can order them when booking your room. You can visit OTHER SERVICES part on our website.

• Can I access the property and accommodation 24/7?

  Yes, all properties and accommodations provide 24/7 access with an entry key. Reception services are available at most locations.

• How does the term “Apartment” differ from “Flat” in the UK, particularly in terms of amenities and services?

  Generally, the term Apartment in the UK often refers to higher-end units that come with additional services and amenities, such as: • 24/7 concierge: A concierge service available around the clock, often assisting with tasks like package deliveries, booking reservations, or providing security. • Facilities: Apartments may offer shared amenities like a swimming pool, gym, cinema room, communal gardens, or even a spa, which can make them stand out from more basic flats. Flat: This is the more traditional and commonly used term in the UK for what Americans would call an apartment. It simply refers to a self-contained unit within a building. Flats are usually more basic, with fewer or no extra services or amenities. So while both terms refer to self

• Are bills included in the rent?

  Most private rental apartments do not include bills. Tenants are responsible for setting up and paying for electricity, water, gas, TV Licence and internet.

• What is council tax, and do I need to pay it?

  Council tax funds local services like street cleaning and waste collection. Full-time students are exempt, but you must provide proof of student status to the local council.

• Are pets allowed in rental apartments and student accommodations?

  Pet policies depend on the landlord. Most student accommodations do not allow pets, but some private rentals may permit them with prior approval.

• Can I have guests over?

  Guests are allowed, but each property has its own guest policy. Long-term stays may require landlord approval.

• Who is responsible for cleaning the apartment?

  Tenants are responsible for maintaining cleanliness. Britanya Home offers optional cleaning services for an additional fee.

• Is the apartment furnished?

  Private apartments are available as furnished, part-furnished, or unfurnished. Ensure you check this before signing your agreement.

• What are the rental contract terms?

  • Short-term rentals: Less than 12 months (higher rent costs may apply) • Long-term rentals: 12 months or more (more affordable rates)

• How can I pay rent for a private apartment?

  Most landlords require 6 to 12 months' rent upfront if you do not have a UK credit history or guarantor.

• Does Britanya Home charge commission for rental services?

  No, Britanya Home is a consultancy service assisting international students. We charge a consultancy fee depending on the services required but do not take commission from rent.

• Is there air conditioning?

  Most Properties do not have air conditioning, but new building apartments have this option.

• How many people share a kitchen?

  Studios have private kitchens and bathroom. For Ensuite Rooms, you will typically share a kitchen with 4-6 other students.

• What is included in the room?

  • Studios: Private kitchen, en-suite bathroom, bed, desk, and wardrobe. • Ensuite Rooms: Private bathroom, shared kitchen, bed, desk, and wardrobe.

• Are utilities included in student accommodation?

  Yes, student accommodation rent typically includes electricity, water, heating, and Wi-Fi.

• Do I need a TV license?

  If you watch live TV or BBC iPlayer, you must have a TV license. If you only use streaming services like Netflix, you do not need one.

• Is there air conditioning?

  Most student accommodations do not have air conditioning. Fans may be available upon request.

• Can I change rooms or residences?

  Subject to availability, room changes are possible. Additional fees may apply.

• Can I request a cleaning service?

  Yes, you can book weekly or one-time cleaning services for an extra charge.

• How do I report maintenance issues?

  Maintenance requests can be reported at reception or Property Manager (if applicable).

• Can I have overnight guests?

  Guests are allowed, but each residence has different policies. Some may require guest registration.

• Are pets allowed in student accommodation?

  No, pets are not allowed in student accommodation.
